Those stories are real — because the Spanish market is largely unregulated and anyone can call themselves an agent. KC Properties operates from a registered office in Marbella under Spanish law. Every transaction goes through a licensed Spanish notary. We always recommend — and help you find — an independent solicitor who works exclusively for you, not the developer. You will never be asked to transfer funds outside a notary-controlled account.

How do I know the property will be what it looks like in the renders?

Both developments are available for physical inspection. Before you commit to anything, you visit, walk the site, and see the build quality in person. Kevin accompanies you. The renders don't tell the whole story. The views do.

As an overseas buyer, how long can I stay in Spain?

That depends on your nationality. For UK buyers, the 90/180 Schengen rule applies, which means up to 90 days in any 180-day period without a visa. Irish and Swedish buyers can stay freely in Spain under EU rules. If you’re planning longer stays, residency, or relocation, we can connect you with a trusted Spanish immigration lawyer to guide you through the right option for your situation.

What are the total costs on top of the purchase price?

Budget approximately 10–12% on top of the listed price. This covers VAT (10% for new residential builds in Spain), notary fees, legal fees, and land registry. Kevin will provide a complete written cost breakdown before you commit to anything.
